Armadale is two markets. Behind High Street there are Victorian and Edwardian terraces and villas, much of it boom-era with the ornament to match. On High Street itself there are retail tenancies, galleries and consulting rooms, and those are a different kind of job.

Commercial work in a trading strip is mostly a scheduling problem. A shopfront cannot be closed off for a week in the middle of the day, so the work happens early, late or over a weekend, and it has to be genuinely finished each time we leave rather than left under drop sheets. That has to be priced honestly, because out-of-hours work costs more and pretending otherwise leads to a job that stalls.

The residential side is closer to the Malvern work: rendered ornament, cast iron, tessellated verandah tiling that has to be protected rather than painted around carelessly. Original tessellated tiles are expensive and effectively irreplaceable in matching patterns, so they get covered properly.
