Painters in
Hawthorn.

Victorian terraces with cast iron lacework, and grand Edwardians further back. Two quite different painting problems inside one postcode.

Edwardian red-brick facade with white timber trim, verandah and terracotta roof after repainting.

Hawthorn

Terraces, lacework
and parapets.

Hawthorn splits into two jobs. The terrace rows off Burwood Road and Glenferrie Road are single and double-fronted Victorians, and the larger Edwardian and Federation houses sit further back toward the river.

Terraces bring their own constraints. There is rarely any setback, which means the front elevation is worked from scaffold or a tower rather than a ladder, and the parapet has to be dealt with from above. Cast iron lacework is the slow part: it cannot be sprayed cleanly in a row of houses without coating the neighbours, so it is brushed, and a full verandah frieze with brackets can take a day on its own.

The thing terraces hide is moisture. Rendered parapets and party walls take water from the top down, and paint applied over a damp parapet will blister within a season regardless of how good the product is. We check them before quoting rather than after failing.

On these houses

What we watch for
in Hawthorn.

01

Cast iron lacework

Brushed, not sprayed. Spraying a terrace frieze means overspray on the house next door. Slower, and the only clean way to do it in a row.

02

Rendered parapets

The most common failure point on a terrace, and nearly always moisture from above rather than a paint fault. Checked before we quote, not after.

03

Street-front access

No setback means scaffold or tower rather than ladders. Priced in from the start, not discovered halfway through.

Render, weatherboard, brick and trim, specified for a Melbourne year rather than for a Melbourne week.

Commercial & strata

Retail, offices and common property. Staged around trading hours and left clean at the end of every shift.
