Metalwork near the water

Bayside
Bayside runs down the coast from Elwood and Brighton through Hampton, Sandringham, Black Rock and Beaumaris to Mentone and Mordialloc. Elwood and Elsternwick have interwar and Art Deco flats, Hampton and Sandringham a mix of bungalows and new contemporary houses, and Beaumaris is known for its mid-century modern architecture.
Closer to the water, exterior paint fails faster. Salt settles on every surface, light comes back off the bay, and the westerly elevations take the full afternoon. Metalwork suffers most: balustrades, gates and fixings rust from underneath unless the rust is treated rather than painted over.
Mid-century houses have needs of their own: flat or low-pitched roofs, big panes of glass, and timber that was designed to be seen. Paint on these homes should respect the original design, which usually means fewer colours, matched sheen and careful work around large glazed walls.
