Fascias and barge boards

Eastern Suburbs
We are based in Camberwell, so the east is where we know the streets best. The inner east, from Hawthorn and Kew out to Canterbury and Surrey Hills, is mostly Victorian, Edwardian and interwar housing, and each of those suburbs has its own guide below.
Further out, in Doncaster, Templestowe, Vermont, Mitcham and Ringwood, most houses date from the sixties to the nineties: large brick homes with wide timber fascias and barge boards, cedar lining boards inside, and plenty of varnished trim. Painting that timber needs the right primer. Cedar and other tannin-rich timbers bleed brown stains through water-based paint unless they are sealed first.
Towards Croydon, Ferntree Gully and the Dandenong foothills, the gardens get bigger and the shade gets deeper. South-facing walls and the eaves under trees stay damp and grow mould, which needs killing and drying out before any paint goes on, not just a pressure-wash.

Tannin bleeds through water-based paint. Sealed with a stain-blocking primer first, or the brown marks are back within a week.

Under established trees, mould is the usual problem. Treated with a fungicidal wash and left to dry before anything is applied.

Gloss trims, feature walls and dark timber from decades ago, brought up to a modern scheme with the preparation that lets new paint stick.
