Salt on coastal exteriors
Washed down before anything else, with rust treated on gutters, balustrades and fixings. Coatings chosen for wind and salt coming off the bay.
Workers’ cottages near the river and the bay, and some of the newest estates in Melbourne further out. Two very different starting points.
Western Suburbs
The inner west, around Footscray, Yarraville, Seddon and Williamstown, is Victorian and Edwardian cottage country, much of it timber. Further out, Point Cook, Tarneit, Truganina and Werribee are some of the fastest-growing suburbs in Australia, filled with homes built in the last twenty years.
In Williamstown, Newport and Altona the bay is the main factor. Wind-driven salt settles on every exterior surface, eats into gutters and steel, and stops new paint bonding unless it is washed off first. Coastal exteriors need more frequent maintenance and coatings chosen for the exposure, not for the colour card.
On the newer estates the first full repaint is usually due once the builder’s finish starts to chalk and fade. Fibre cement and lightweight cladding are common, and their joints and sealant matter as much as the paint: a cracked joint lets water in behind the cladding, and painting over it fixes nothing.

Washed down before anything else, with rust treated on gutters, balustrades and fixings. Coatings chosen for wind and salt coming off the bay.
02
Joints and sealant checked and replaced where they have cracked, then a system suited to the substrate rather than a generic exterior paint.
03
Builder’s finishes chalk and fade within a few years. A properly prepared repaint, with the defects left at handover fixed rather than covered.
04
Industrial and commercial space around Brooklyn, Laverton and Derrimut. Scheduled around operations, with coatings for walls, steel and floors that take traffic.
