Painters in
Brighton.

Bayside exposure changes everything. Salt, wind and unbroken sun on the western elevations — coatings here work considerably harder.

Brighton

Salt, sun
and the western wall.

Brighton is the one suburb on this list where the environment matters more than the architecture. Proximity to the bay means salt-laden air, sustained wind and, on west and south-west elevations, sun with nothing in the way of it.

Salt is the part that gets underestimated. It deposits on the surface as a fine film and it is hygroscopic, meaning it draws moisture out of the air and holds it against the substrate. Coating over unwashed salt puts a permanent moisture source underneath the paint film, and it will fail from below regardless of how many coats sit on top. Exposed elevations here want a proper wash-down, not just a dust-off.

The sun does the rest. UV on an unprotected western wall degrades a coating measurably faster than the same product on the sheltered side of the same house, which is why bayside exteriors often fail unevenly — one elevation chalking while another still looks sound. It is worth accepting that the exposed faces will want attention sooner, and specifying for it rather than being surprised by it.

What we watch for
in Brighton.

01

Wash the salt off first

Salt draws moisture from the air and holds it against the substrate. Coated over, it fails from underneath no matter what goes on top.

02

UV on western elevations

The exposed face degrades faster than the sheltered one on the same house. Bayside exteriors fail unevenly, and that is normal.

03

Specify for the exposure

A product that is fine two suburbs inland works harder here. Worth choosing for the elevation rather than for the house.

What we do here

All four service lines,
across Brighton.

Heritage & period

Victorian, Edwardian and Federation homes. Lead-safe preparation, period-appropriate colour, and the slow detail work that stock demands.

Luxury interiors

Panelling, joinery, specialist finishes and full repaints. Minimum three coats, and the preparation that makes three coats worth applying.

Exteriors

Render, weatherboard, brick and trim, specified for a Melbourne year rather than for a Melbourne week.

Commercial & strata

Retail, offices and common property. Staged around trading hours and left clean at the end of every shift.
