how it fails.

Malvern carries some of the most ornamented housing stock in Melbourne. Boom-era cement render detail — moulded window heads, string courses, cornices, rendered parapet capping and occasionally full pediments over the entry.

Ornament fails from the top down. Every horizontal surface on a moulding is a place for water to sit, and the render beneath is porous. Once water gets behind the coating it moves sideways, so the blistering you can see is rarely directly above the problem. Painting over it without finding the source means repainting the same elevation in two years.

The finish work itself is unavoidably slow. A moulded window head cannot be rolled and cannot be sprayed without masking the glass and the brickwork around it, so it is brushed, and a heavily ornamented facade can take several times as long as a plain one of the same square metreage. That is worth knowing when you compare quotes: a quote priced on wall area alone has not looked at the house.
