Access and permits
No side access, no off-street parking, and scaffold on the footpath may need a council permit. Settled before day one.
Workers’ cottages, terrace rows and converted warehouses on tight sites. Access is usually the hardest part of the job.
Richmond
Richmond stock is small-footprint and dense: single-fronted workers’ cottages, terrace rows, and warehouse and factory conversions closer to the river. The houses are modest in size and the sites are difficult in a way that larger suburbs are not.
There is often no off-street parking and no side access at all, which means everything is carried through the house, and scaffold on the street may need a council permit. Both are worth establishing before the first day rather than on it. Party walls are shared with neighbours who need to be spoken to before anyone puts a ladder against something they own.
The buildings themselves are old, frequently solid brick with no cavity, and rising damp is common enough that it should be looked for as a matter of routine. Paint will not fix a damp wall; it will hide it for one season and then blister. If we find it we will tell you it is a damp problem before it is a painting problem, even though that is a slower conversation than quoting the paint.
On these houses

02
Shared walls mean shared conversations. We speak to the neighbour before a ladder goes against anything of theirs.
03
Common in stock this old. Paint hides it for a season, then blisters. We will name it as a damp problem rather than quote around it.
What we do here
Victorian, Edwardian and Federation homes. Lead-safe preparation, period-appropriate colour, and the slow detail work that stock demands.
Panelling, joinery, specialist finishes and full repaints. Minimum three coats, and the preparation that makes three coats worth applying.
Render, weatherboard, brick and trim, specified for a Melbourne year rather than for a Melbourne week.
Retail, offices and common property. Staged around trading hours and left clean at the end of every shift.

Send through a few photos and what you have in mind. We will come back within one business day with an honest read on the work, the timing and the range it sits in.
