The flats are
a different job.
Hawthorn East differs from Hawthorn proper in one obvious way: the interwar walk-up flats along Auburn and Camberwell Roads. Where Hawthorn is terraces, this is blocks of six and twelve, built in the twenties and thirties and still standing largely as built.
They are quoted badly more often than anything else we see. A block of flats is not a large house — it is a common property job with an owners corporation, shared stairwells, render that has been patched by different hands over ninety years, and steel-framed windows that are usually rusting where they meet the sill. Each of those is its own line item and none of them appear on a quote priced by wall area.
The Edwardian houses behind the flats are closer to the work we do in Camberwell and Canterbury: red brick, timber fretwork, leadlight. Familiar ground, and the same slow detail work.
