Balwyn has changed more than most of the inner east. The interwar bungalow stock is still there — roughcast render, tiled roofs, heavy timber verandah posts — but a substantial amount of it has been replaced over the last two decades.
Those are different jobs entirely. A new render-and-steel house wants a modern acrylic system over properly cured render, careful cutting to black steel-framed glazing, and usually two-pack on the joinery to hold its own next to stone and glass. The bungalows want something close to the opposite: patient preparation on old surfaces, and an eye out for lead paint on anything coated before the late seventies.
The mistake is applying one approach to the other. New render coated too early traps moisture and blooms through the finish. Old roughcast coated without stabilising lifts and takes the new paint with it. We quote them as the different jobs they are.

Two-pack joinery
