Inner Melbourne
Inner Melbourne packs more kinds of building into a few square kilometres than anywhere else in the city: apartment towers in Southbank and Docklands, Victorian terrace rows in Carlton, Fitzroy and South Melbourne, warehouse conversions in Collingwood, and offices and shopfronts right through the CBD.
What they share is a lack of room. Terraces are often built to the boundary, so an exterior can mean working from a neighbour’s side or putting scaffold over a public footpath, which needs a council permit before anyone arrives. Apartment work runs through an owners corporation and a building manager: lift bookings, loading-dock times, parking for the van, and rules about noise and odour. None of it is difficult, but all of it has to be arranged before a start date means anything.
Inside, the work is often a quick turnaround between tenants or before a sale, or a full repaint of an apartment that has never had more than a builder’s coat. We quote each as what it is, and say up front which logistics are ours to organise and which need the building’s sign-off.
