Owners corporation work
Common property needs a scope a committee can approve, staged so residents keep their access. Priced for out-of-hours where the building needs it.
Towers over the station, weatherboard behind them. Two housing types a generation apart, sharing a postcode and almost nothing else.
Box Hill
Box Hill has changed faster than anywhere else we work. The blocks around the station are new apartment towers; a few streets back it is still interwar and postwar houses on quarter-acre blocks, much of it original.
Those are different trades. Apartment work is common property work — corridors, lobbies, stairwells, car park soffits — and it is governed by an owners corporation rather than a homeowner. It means staged programmes, work outside business hours where residents demand it, and documentation a committee can actually vote on. We issue scopes in that form because otherwise the job stalls at a meeting.
The houses behind are a straightforward proposition by comparison: sound postwar brick veneer and weatherboard that mostly needs proper preparation rather than restoration. The mistake is pricing one like the other.

02
High-traffic surfaces want products chosen for scrubbing and scuffing, not for how they look on a feature wall.

Brick veneer and weatherboard in sound condition. Honest preparation, three coats, and no restoration premium you do not need.
What we do here
Victorian, Edwardian, Federation and interwar homes. Lead-safe preparation, period-appropriate colour, and the slow detail work that stock demands.
Panelling, joinery, specialist finishes and full repaints. Minimum three coats, and the preparation that makes three coats worth applying.
Weatherboards, windows, gutters, fascias, render and brick, specified for a Melbourne year rather than a Melbourne week.
Retail, offices and common property. Staged around trading hours and left clean at the end of every shift.
