Burwood is mostly fifties and sixties brick veneer, and there is no heritage puzzle to solve. What there is instead is a great deal of aluminium window frame, oil-based paint from decades ago, and interiors that have been repainted cheaply more than once.
Old oil-based enamel is the thing that catches people out. Water-based paint applied straight over it will not key, and it peels in sheets within a year or two. It needs identifying, sanding back to a sound surface and priming with an adhesion primer. Testing takes a minute; skipping it costs the whole job.
The university is close, so a good share of the work here is rental turnaround: fast, clean, durable rather than decorative. That is a legitimate job and we will quote it as one — but we will not pretend a rental repaint is the same specification as an owner-occupier interior, because it is not.
