Box Hill has changed faster than anywhere else we work. The blocks around the station are new apartment towers; a few streets back it is still interwar and postwar houses on quarter-acre blocks, much of it original.

Those are different trades. Apartment work is common property work — corridors, lobbies, stairwells, car park soffits — and it is governed by an owners corporation rather than a homeowner. It means staged programmes, work outside business hours where residents demand it, and documentation a committee can actually vote on. We issue scopes in that form because otherwise the job stalls at a meeting.

The houses behind are a straightforward proposition by comparison: sound postwar brick veneer and weatherboard that mostly needs proper preparation rather than restoration. The mistake is pricing one like the other.
